Buying or Selling a Home? Key Advice for a Smooth Move

Buying or selling a property is one of the most significant transactions most people will ever undertake. Alongside the excitement, it can also feel stressful and overwhelming with a long list of things to think about, decisions to make, and documents to sign.

At Hegarty, we’re here to make the process as smooth as possible, guiding you through each stage and ensuring your interests are protected.

Whether you’re a buyer or a seller, being prepared and understanding your responsibilities is key to a successful move. Below, we’ve highlighted some of the important steps and common pitfalls to be aware of, and we’ve also created handy downloadable guides you can refer to at each stage of the process.

For Buyers: What You Need to Know

If you’re buying a home, it’s important to remember that you’re taking on responsibility for the property as soon as contracts are exchanged, not on the day you pick up the keys.

Here are just a few things to keep in mind:

    • Arrange buildings insurance to start from the date of exchange.
    • Double-check what the seller has agreed to leave or take with them.
    • Organise your removals, utilities and mail redirection in plenty of time, but be aware the completion date is not fixed until exchange.
    • Consider a final inspection of the property before exchange to ensure nothing has changed since your offer.
    • Avoid taking on new credit or loans before completion, as your mortgage lender may re-check your finances.

We’ve put all of this (and more) into a clear, step-by-step guide:

For Sellers: What You Need to Know

If you’re selling your home, you also have legal obligations to meet and there are a few things to consider to help avoid delays or problems.

    Here are some key points:

    • Leave the property clean and tidy and remove all rubbish (including from lofts and sheds).
    • Allow the buyer to re-inspect the property before exchange, and tell us if anything has changed.
    • Keep your buildings insurance active until completion, just in case the buyer does not proceed.
    • Make sure you’re ready to vacate the property by the agreed time on the day of completion to avoid breach of contract.
    • Confirm how you would like to receive funds and also confirm your bank details with us in writing.

We’ve summarised everything you need to know in one handy guide:

    Why Preparation Matters

One of the most common sources of stress in a property transaction is misunderstanding what’s expected at each stage. That’s why we provide clear, practical advice and confirm everything in writing. The earlier you raise any questions or concerns with us, the more easily we can help resolve them.

Remember: nothing is legally binding until contracts are exchanged and after that, time really is of the essence. That’s why it’s so important to be ready, informed, and supported by a good legal team.
