Conveyancing fees include two main components: the Legal Fees and the Disbursements. The Legal Fees, also known as the basic fee, represent the charge for the Conveyancing Solicitor's services to perform the necessary work. On the other hand, Disbursements encompass the costs that the conveyancer incurs on your behalf, which can include property search fees, registry fees, and stamp duty.

We have also displayed estimated disbursements and additional costs which you may pay depending on your circumstances. Your legal adviser will let you know which disbursements and additional fees apply to your transaction and circumstances and this will be included in your quote.

New Build Land Registry Registration Fees apply to new build property transactions these vary from £45 - £655 dependent on the property value.
If it transpires that the property is Leasehold and we were not informed at the time of instruction, there will be a charge for dealing with the lease of up to £350 + VAT (20%).
If it transpires that there is a freehold management company, there will be a charge for obtaining the management pack and communicating with the Management Company of up to £90 + VAT (20%).
Searches required may vary from region to region. Search packs do not include certain regional searches, for example some areas require a 'Coal Mining' Search and this will attract an additional fee. We will confirm if the property you are buying is in an area where additional searches are recommended.
We will ask you for a payment on account in line with those on your instruction sheet along with your signed letter of instruction to start the process of ordering the necessary searches.
Whilst most properties are registered, some are not. If a property is unregistered, additional work is involved which will incur a further charge. We will advise you of this if necessary.
During the course of the transaction, unavoidable, additional disbursements may be incurred. We will advise you of any such costs and they will be payable by you.
The quote is valid for 30 days subject to receiving your instruction. Within this period our fees will not increase. Please note that fees applicable to the Land Registry will adjust according to the most recent scale at the time your case completes should changes have been made from the date of your instruction.

This Quote is subject to any government changes.
We are currently unable to act on sales or purchases of leasehold flats where the block is at least 5 storeys or 11 metres in height, due to recent Building and Fire Safety legislation changes. We are awaiting clarification from the government and mortgage lenders before we are able to resume work on properties of this type. All quotes given therefore are provided on the assumption that the property does not fall within this category.
If you are remortgaging we charge a fixed fee of £750+VAT (20%) or £1000+VAT (20%) if the remortgage includes a transfer of equity plus disbursements.
